1. About these terms

These terms apply to your use of luxemanagements.net and to any services provided by Luxe Managements Pty Ltd (ABN 83 943 962 982). By using this site or engaging our services you accept these terms.

2. Our services

We provide short-stay property management in Adelaide, including listing setup, dynamic pricing, guest communication, cleaning and linen coordination, maintenance triage, reporting and related services. The specific scope and fees that apply to your property are set out in a separate management agreement.

3. Owner obligations

You confirm you have the right to let the property as a short-stay rental and have complied with strata, council and any other approvals.
You will maintain appropriate building, contents and short-stay landlord insurance.
You will keep the property in a safe and lawful condition and respond promptly to maintenance approvals we request.

4. Fees and payments

Management fees are charged as a percentage of net booking revenue and are set out in your management agreement. Owner payouts are remitted monthly with a reconciled statement.

5. Cancellation

Either party may end the management agreement on 30 days written notice. Bookings already accepted before notice is given will be honoured.

6. Liability

We perform our services with due care and skill. To the extent permitted by law our total liability to you for any claim relating to our services is limited to the management fees paid by you in the 12 months before the claim arose. Nothing in these terms excludes any consumer guarantee under the Australian Consumer Law that cannot be excluded.

7. Intellectual property

Content on this website is owned by Luxe Managements Pty Ltd. Photography produced as part of your service is yours to keep, as set out in your management agreement.

8. Governing law

These terms are governed by the laws of South Australia. You and we submit to the exclusive jurisdiction of the courts of South Australia.
