Pricing, in plain terms.

Net. Our commission is calculated on revenue after direct expenses (channel fees, cleaning fees passed to guests, GST). Never on gross.

No. Onboarding, listing setup, styling and photography are part of the service.

No. We work month-to-month with a 30-day notice period.

If the property doesn't earn, we don't either. No retainer, no minimum charge.

Guests do, via the cleaning fee on the booking. We coordinate it.

Full Management runs the entire operation for you. Ultra adds a bespoke direct-booking website, daily reporting, bill-paying and a dedicated account lead. you never touch a single thing.
