The property

Overview.

Waterviews in West Beach is a coastal family home a few minutes from the beach. The owner was moving out and wanted to start earning short-stay income without spending a fortune to refit the property. We made the smartest improvements possible. not the biggest ones.

The challenge

What we walked into.

The home was mostly furnished but underperforming. The brief: lift its short-stay performance without a heavy spend, and only make decisions that would directly translate into more bookings and stronger nightly rates.

Our approach

What Luxe did.

We added a sofa bed for flexible sleeping, converted the office into a proper second bedroom with a new queen and fresh furniture, and kit out the home so it felt lived-in rather than half-empty. The courtyard became a real feature with a small mini-golf set and layered evening lighting, and the entire home was re-shot in warm mood lighting to highlight the indoor-outdoor flow.

West Beach guests come for the indoor-outdoor flow. We opened on the outdoor lounge, layered with warm evening lighting, so the very first frame sells the coastal lifestyle the original photos buried.

02 · Kitchen + living view

Shot the home as one continuous zone.

The kitchen-to-living sightline was composed in one wide frame so the apartment reads open and social. exactly what a beachside family or group booking is looking for when they scan a listing in 3 seconds.

03 · Mini-golf courtyard

The single decision that turned a slab into a feature.

We added a small mini-golf set so the outdoor area became something guests photograph and post. The frame is fun, distinctive and free marketing every single booking.

The bedroom had to extend the coastal story.

Soft bedding, calm tones, balcony doors framed so the outdoor world stays part of the room. Family-friendly without losing the seaside mood the listing was built around.

06 · Living room

Re-staged for indoor-outdoor flow.

Furniture rearranged so the courtyard reads as an extension of the living, not a separate slab. one of the biggest unlocks on a coastal home, and most operators never bother.

07 · Kitchen

Cleared back so the lines do the work.

Benchtops cleared, sightlines tightened, a few quiet pieces left in frame. The kitchen photographs as practical and lived-in rather than half-furnished or over-styled.

08 · Media living

A second living zone widens the booking pool.

The media living was shot to prove the home has two genuine places to spread out. an obvious win for families and longer stays who don't want to share one couch for a week.

09 · Second bedroom

Office converted into a proper queen bedroom.
