The property
Parkland Vista Luxury Retreat sits in the heart of Adelaide and became one of the earliest properties that showed exactly how Luxe operates when a handover is messy. We took over after a rough prior tenancy, rebuilt the presentation, rolled out our full bedding system, solved a tricky access problem inside the building, and turned the apartment into a clean, calm luxury stay that guests trusted instantly.
The challenge
This was not a straightforward apartment launch. The property had come out of a nightmare prior occupancy, the building had strata constraints across multiple levels, the existing electronic-key setup was unreliable, and there was nowhere appropriate to use a standard lockbox. Most operators would have treated that as friction. We treated it as the job.
Our approach
We reset the apartment around guest confidence: fresh bedding throughout, cleaner visual lines, lighter styling, and a tighter photographic sequence that sold the city position without sacrificing warmth. At the same time, Luxe handled the strata coordination needed to operate the stay properly and installed our own private guest-entry workflow so arrival felt controlled, secure, and premium from day one.
A walkthrough
01 · Living + dining
We opened the sequence on the main living-dining zone because the previous handover had left the home reading tired. Lighter styling, cleaner lines, calmer palette. the apartment immediately presents as a polished city stay, not a recovered tenancy.
02 · Kitchen
Cabinetry cleared, surfaces tightened, the cooktop and bench given room to breathe. The kitchen reads premium without needing a single renovation. proof that styling is the lever, not spend.
03 · Bathroom
Fresh glass, fresh towels, controlled framing. The bathroom frame had heavy lifting to do on this property and Luxe leaned into the detail rather than hide it. exactly the move that drove the unusually high volume of five-star reviews.
04 · Studio overview
We composed a single overview shot to show how the bedroom, living and kitchen flow into one another. essential when the building's strata setup means the listing has to sell trust and clarity before guests will book.
What we changed
01
We turned a problem property into a bookable one fast, proving Luxe can step into chaos and still deliver a polished guest product.
02
Every bed was rebuilt to Luxe standard so the apartment stopped feeling like a leftover tenancy and started reading like a luxury stay.
03
With no workable lockbox option and unreliable building access, we designed our own entry workflow to protect the guest journey.
04
Multi-level building logistics were managed properly, which removed owner stress and made the apartment operationally stable.
05
The image sequence balances calm interiors with a clear sense of Adelaide CBD location, which is what actually drives clicks on city stock.
06
Guest satisfaction ran so hot the listing was flagged for an unusually high volume of five-star feedback. exactly the kind of problem owners want.
05 · Master bedroom
Every bed in the apartment was rebuilt to Luxe standard. layered linens, weighted pillows, balanced styling. The master had to anchor the new presentation, and it does.
06 · Bedroom corner
A quiet corner of the bedroom shot with soft natural light and considered styling. The kind of frame that quietly reassures a guest the rest of the stay will match the listing.
07 · Bedroom to kitchen
Bedroom door pulled open, kitchen visible beyond, sightlines clean. The final frame proves the whole apartment is one coherent stay rather than a collection of strata-constrained rooms.
The result
The apartment now reads as a premium Adelaide CBD stay instead of a compromised strata apartment with access issues.
Clean visuals, better bedding, and a controlled arrival sequence reduced hesitation before booking.
This property became one of the first examples that Luxe could solve operations and presentation at the same time. not just one or the other.
The owner got far more than styling. They got a team that could recover a difficult property, navigate strata friction, engineer a workable access model, and package the apartment so well that guest reviews became a growth engine on their own.
