The property

Overview.

Nova Street Cabin is a newly-built, fully-furnished apartment in the heart of Adelaide. The owner had only just finished construction. air-conditioning throughout, sofa bed in the living, TV, and a 9-star solar-PV system that keeps the apartment's running cost down to roughly $150 a month. We took over the listing, layered the Luxe bedding system, locked in an $80 turnover with a dedicated cleaner, and rebuilt the photography and copy so the home presented as the most considered small-format stay in the CBD.

The challenge

What we walked into.

Small, newly-built apartments are easy to underprice and easier to under-fill. The standard playbook is to dump them on Airbnb at a low nightly rate, hope for occupancy, and watch the cleaning bill eat the margin. The brief was the opposite: keep the apartment full, keep reviews at the ceiling, and run the operation lean enough that the 9-star solar-PV efficiency actually translated into owner profit instead of being absorbed by overheads.

What Luxe did.

Luxe brought the apartment online with our bedding system across the bedroom, a sofa-bed strategy in the living to expand sleeping capacity without a renovation, and a tight visual sequence. exterior, open living and kitchen, master bedroom, balcony with city outlook, laundry-and-shower detail for the trust frame. We negotiated cleaning to $80 per turnover with a dedicated operator we already trust on small-format CBD stock, and built the listing copy and pricing around 100% occupancy as the target. not 80%. Bookings now run months in advance.

01 · Open living + kitchen

Shot the apartment as a finished home. not a brand-new shell.

Newly-built CBD apartments photograph cold by default. Our stylists warmed the dining with planted styling, pulled the leather lounge into the sightline, and shot the kitchen and living as one continuous frame so the apartment reads lived-in from the first scroll. That single composition is why this small-format listing converts at full price instead of bargain-bin.

02 · Living + bedroom flow

Sofa bed in the living. a sleeping-capacity decision, not a furniture choice.

Luxe specified the sofa-bed model so the apartment quietly sleeps more guests without a renovation, then framed the room with the bedroom door pulled open behind it. The frame sells two zones at once and the booking copy mirrors it. Standard operators leave the sofa bed implied. We make it visible because it's worth real money on the nightly rate.

03 · Master bedroom

Full Luxe bedding system, dropped straight onto the owner's new bed.

Layered linen, weighted pillows, warm cushion accents, the air-con unit framed cleanly to signal year-round comfort. We didn't replace the frame or the side table. we replaced the standard. The 47 five-star reviews this listing carries live in this room: sleep quality is the single biggest driver of review profile on small-format CBD stock, and we treat it that way.

04 · Balcony + city outlook

We shot the balcony with the mural. a Luxe call.

Most operators would have shot a flat balcony frame and called it done. We composed for the painted-mural backdrop because the apartment's view is the listing's differentiator on Airbnb search. A small bistro setting, planted styling, the unobstructed mural sightline. this is the frame that stops the scroll and turns a generic 'CBD apartment' into a specific, recognisable stay.
