Luxury on Leeds

A fully-furnished Adelaide CBD apartment where the owner just wanted it leased fast and managed quietly. Luxe out-bid every other operator, refined the bedding and styling, swapped in better cleaners, and ran ops end-to-end. 10★ on Booking.com, 5★ on Airbnb.

Owner workload

The property

Overview.

Luxury on Leeds is a furnished apartment in the heart of Adelaide. The owner had already done the heavy lifting on the home itself. beautiful soft leather lounges, considered art, polished tile, a calm palette throughout. and just needed an operator who could take it off their hands without renovating away their taste. We won the management by offering the strongest price, then layered on the small operational and styling moves that turned a good-looking apartment into a 10★ Booking.com / 5★ Airbnb stay.

The challenge

What we walked into.

The owner had a job, a life, and a furnished apartment they didn't want to think about. Most managers either underpriced themselves to win the listing and then under-delivered on operations, or quoted a slow stylist-led overhaul the owner didn't need. The brief was sharp: get it rented, get the ops invisible, and don't break what's already working.

Our approach

What Luxe did.

We out-bid the field on commercial terms, then resisted the temptation to over-restyle. Instead we rolled out the Luxe bedding system across every bedroom, refined the soft styling so the existing furniture photographed at its best, and rebuilt the cleaning pipeline with operators who actually hold a CBD apartment to hotel standard between turnovers. Then we ran the entire stay. pricing, calendar, guest comms, supplies, turnovers, reviews. so the owner stopped getting messages and got their evenings back.

A walkthrough

Room by room, exactly how we styled it.

01 · Living with floral art

Refined, not redone.

We resisted the temptation to over-restyle a furnished apartment the owner had already invested in. The leather lounge, the floral art, the calm palette. all left intact, just composed and lit so the room photographs at its best.

02 · Dining to alfresco

Pulled the dining into the alfresco sightline.

The dining was framed so the eye carries straight through to the outdoor zone. a small composition decision that makes the apartment read bigger and more connected than the plan suggests.

03 · Alfresco dining

Staged the outdoor zone as a real second room.

Outdoor dining set, considered styling, the apartment visible behind through the glass. The alfresco isn't a slab. it's a second living, and we photographed it that way.

04 · Guest bedroom

Where the Luxe bedding system earns its keep.

We didn't replace the bedroom. we upgraded what mattered. Luxe-spec linens, layered weights, balanced styling, lamp temperature dialled in. That's the difference between 'a furnished apartment' and a 5★ Airbnb stay.

What we changed

Highlights.

01

Won on price, kept on performance

We offered the strongest commercial terms in the room and then backed them up with operations that actually delivered the rate. so the owner never felt the trade-off most operators force.

02

Bedding system layered over their furniture

We didn't replace the bedroom. we upgraded what mattered. Luxe-spec linens, layered weights, balanced styling, lamp temperature dialled in. That's the difference between 'a furnished apartment' and a 5★ Airbnb stay.

03

Styling refined, not redone

The owner had already invested in the leather lounges, the floral art, the calm palette. We left their taste intact and made targeted styling moves so every frame photographed warm, intentional and premium.

04

Better cleaners, harder standard

Cleaning is where CBD apartments quietly lose their review scores. We swapped in operators we already trust on luxury stock, then held them to a Luxe checklist. not the generic 'tidy the apartment' brief other managers default to.

05

Owner-workload designed out

Pricing, calendar, guest comms, supplies, turnovers, reviews, complaints, replacements. all of it inside Luxe. The owner has a job and a life; we built the model so they don't hear from us unless they want to.

10★ Booking.com / 5★ Airbnb

Booking.com rates out of 10 and Airbnb out of 5. Luxury on Leeds hits the ceiling on both. exactly the trust signal that lifts conversion at the same time it lifts the nightly rate.

05 · Bathroom in charcoal

Tight, sharp detail to hold the premium positioning.

Charcoal tile, clean glass, fresh towels, controlled framing. Bathrooms quietly decide whether a CBD apartment holds its review score, and this is where the cleaner network upgrade becomes visible.

06 · Powder in teal tile

Closed on a memorable detail.

The teal-tiled powder is the kind of small architectural moment most operators skip. We shot it tight and held it for last. so the listing ends on a detail guests actually remember and reference in their reviews.

The result

Outcomes.

10★ on Booking.com, 5★ on Airbnb

Top-of-scale review performance on both major channels. the only review profile that actually moves price and conversion at the same time.

Owner stopped worrying about the apartment

We took the management off their plate completely so they could focus on their own job and life.

Furnishing investment fully protected

The owner's existing furniture, art and finish were preserved and amplified. not paved over by a stylist's preset.

The owner got the price they wanted on management, kept the home they had already invested in, and stopped being the person who answered guest messages at 11pm. That's the deal: Luxe wins on commercial terms, then over-delivers on the operations and styling that actually move the review score.
