The property
Luxury on Leeds is a furnished apartment in the heart of Adelaide. The owner had already done the heavy lifting on the home itself. beautiful soft leather lounges, considered art, polished tile, a calm palette throughout. and just needed an operator who could take it off their hands without renovating away their taste. We won the management by offering the strongest price, then layered on the small operational and styling moves that turned a good-looking apartment into a 10★ Booking.com / 5★ Airbnb stay.
The challenge
The owner had a job, a life, and a furnished apartment they didn't want to think about. Most managers either underpriced themselves to win the listing and then under-delivered on operations, or quoted a slow stylist-led overhaul the owner didn't need. The brief was sharp: get it rented, get the ops invisible, and don't break what's already working.
Our approach
We out-bid the field on commercial terms, then resisted the temptation to over-restyle. Instead we rolled out the Luxe bedding system across every bedroom, refined the soft styling so the existing furniture photographed at its best, and rebuilt the cleaning pipeline with operators who actually hold a CBD apartment to hotel standard between turnovers. Then we ran the entire stay. pricing, calendar, guest comms, supplies, turnovers, reviews. so the owner stopped getting messages and got their evenings back.

We resisted the temptation to over-restyle a furnished apartment the owner had already invested in. The leather lounge, the floral art, the calm palette. all left intact, just composed and lit so the room photographs at its best.

The dining was framed so the eye carries straight through to the outdoor zone. a small composition decision that makes the apartment read bigger and more connected than the plan suggests.

We took the management off their plate completely so they could focus on their own job and life.
The owner's existing furniture, art and finish were preserved and amplified. not paved over by a stylist's preset.
